Whether you are a first home buyer, upsizing to accommodate your growing family or downsizing to retire, building a home is one of the biggest and most expensive investments you will make in your lifetime.

With over 14 years’ experience in building residential homes, Customconstruction knows how to make the building process an enjoyable and rewarding one.

Here we have put together a step-by-step guide on our building process so that you feel informed and at ease when building your home with Customconstruction.

1 ENQUIRY

You will receive an enquiry questionnaire to help us understand your project in a little more detail. We will also send you our brochure so you can learn a little more about us and if we are a fit for you.

2 INITIAL CONSULTATION

We will arrange a face-to-face meeting with Sam to discuss all your building requirements. At this meeting, Sam will take you through our building process, discuss your budget expectations and establish a level of fixtures and finishes that you are hoping to achieve.

3 GENERAL REVIEW AND PRELIMINARY WORK AGREEMENT

If you feel comfortable with the initial consultation a preliminary agreement will be put in place to cover some of the costs involved in coordinating your detailed fee proposal.

The amount of the preliminary agreement depends on whether you have your own detailed and approved plans or if you would like Customconstruction to assist you with any of the following:

  • Preparation of detailed plans through one of our preferred Architects and/or Building Designers.
  • Preparation of detailed Engineer drawings.
  • Preparation of site survey, geotechnical survey, arborist reports.
  • Assistance with submitting your plans to council for Development Application approval (if required).
  • Liaising with Certifiers to appoint a Principle Certifying Authority and prepare documentation to obtain a Construction Certificate to commence your build.

We put a lot of effort into our fee proposals to ensure that all of your building requirements are captured and there are no surprises once the build commences.

4 SECOND MEETING

If you have engaged an architect or designer after the initial consultation, we will arrange a second meeting to review your plans and finishes to enable us to provide you with your detailed fee proposal.

5 FINAL DOCUMENTATION

Upon acceptance of our detailed fee proposal we will arrange one final meeting before your build commences. At this meeting, we will provide you with a residential building contract which is to be signed by both parties. We will also arrange all necessary insurances for your project including Contract Works Insurance and Home Building Compensation Fund Insurance. Within two weeks of your project commencing, you will receive a detailed schedule for your project and your Builder Trend login details where you will be able to track the day-to-day progress of your build.

6 CONSTRUCTION BEGINS

This is such an exciting milestone in your building process. Once construction begins, Sam likes to hold weekly on site meetings with his clients. At these meetings, Sam will take you through what has been completed for the week, what is upcoming and discuss any decisions that may need to be made.

We also manage our day-to-day operations through our own personalised Builder Trend App. This is a hub dedicated to your job where you can track the progress of your build through the build schedule, view daily progress shots, have an open dialogue with our team and sub-contractors and have a central repository for all documents associated with your build.

7 TIME TO MOVE INTO YOUR NEW HOME

A week prior to the completion of your project a pre-hand over walk through of your project is carried out. During the walk-through, we identify any defects and ensure that you are completely satisfied with your new home in preparation for handover.

When we are ready to handover, all necessary certificates are compiled and sent to the certifier so they can issue the final occupancy certificate.

At the final handover meeting, you will receive the following:

  • Full set of keys
  • Remote controls
  • Instruction manuals
  • Warranties
  • Maintenance schedule (if requested)

It is now time to settle in, relax and enjoy your beautiful, new home.
